Germany, Saxony-Anhalt, Burgenlandkreis. Value appraisals of historic listed buildings in rural areas that have been vacant for many years share the same tenor in many cases: there is little prospect of economic redevelopment and use.

Endagered building structure, moisture damage, rural area - a candidate for demolition?

This core statement can also be read in the valuation report for Steinburg Castle in the municipality of Finneland. The castle of the Münchhausen family with origins dating back to the 15th century has been without use for decades and is in need of extensive renovation. Now it is to be auctioned off in August by the Naumburg district court with a market value of EUR 25.000. Even the local monument protection authority sees the former manor endangered in its existence. Also the particularly rural location is here aggravating: Of a touristic remote location in a region without economic meaning is to be read in the valuation report.

Even if there is much to be said against preservation and restoration here: On the other hand, there are now numerous examples throughout Europe of ruins that were once written off - even in less desirable or difficult locations - that today present themselves again with erected columns. Marketing of historic properties: international instead of local

Finding a right buyer even for problem properties in this small target group is difficult, but basically possible. Therefore one should look with the marketing of historic real estate, which place high (financial) requirements to future owners, also always over national borders and not exclusively on a buyer search by local real estate sites or classified advertisement portals limit themselves.
