Historic bargain houses: Manor in Brandenburg will be auctioned

Steffen Seibel
Germany, Brandenburg,Spree-Neiße. Long-time empty manor house in Krieschow will be auctioned in a voluntary real estate auction on 24/09/2021. The starting bid for the historic house between Vetschau/Spreewald and Cottbus is 29,000 EUR.

Next opportunity for rescuers of old houses

As mentioned in the article about the Steinburg Castle, longstanding (listed) vacant properties in rural areas are rarely given a favorable economic forecast. On the other hand, the demand for houses that are also suitable for exclusively private use has risen continuously in recent years. For those who can afford it in terms of work, finances or craftsmanship, smaller manor houses with manageable renovation costs have long become sought-after housing alternatives.

The Krieschower Schloss, with its 25 rooms and 1,200 m² living space, cannot exactly be described as small, but the house nevertheless offers some advantages with regard to refurbishment. The rather simple character of the building with only one residential floor can somewhat mitigate the complexity of the renovation, but on the other hand the rather large roof area with its numerous dormers requires a special financial effort.

Location, plot and: Originality

When owners or prospective buyers are asked about the most important criteria for the decision to buy a manor house, the keyword originality is often mentioned in addition to personal factors or the size of the property in connection with the location: Manor houses that have preserved as much as possible of their original building fabric and interior design generally have better chances of being marketed. It is more difficult for alienated, but also strongly übermodernized houses: Some manors - especially in the former socialist states - were converted to such an extent that they are hardly recognizable as such today. If the historic character of a house has been lost, marketing it can become a real challenge.

Krieschow Manor: The potential is there

Schloss Krieschow has not been used for many years, but at the same time the listed building was continuously protected against damage. Accordingly, despite various GDR-typical uses, prospective buyers still get a good idea of what the house looked like in its best days: ornate wooden coffered ceilings, wall paneling, floors, and historic tiles at least meet the criterion of originality. Together with the indicated property size of a little more than 3.2 hectares, there is a lot of potential and an auction date that one can make a note of as a manor house rescuer.

The classicist manor house in Krieschow was built in 1750 by the Cottbus district administrator Baron von Vernezobre for the wedding of his eldest daughter. It is a long, one-story building on a rectangular ground plan with a mansard roof and decorative dormers. The current appearance dates back to "historicizing" alterations of 1870. In GDR times, it was used, among other things, as a house of culture.
