Low price fixer upper: Brandenburg manor auctioned off

Steffen Seibel
Germany, Brandenburg, Doberlug-Kirchhain. Around 55 monuments are located in the Brandenburg municipality of Doberlug-Kirchhain and its districts. One of these monuments is the manor house in the Doberlug-Kirchhain district of Kleinhof, which is hardly known outside the region. Now the building was auctioned on 25 July 2021 for a measly 60,000 euros.

The Kleinhof manor house in the Elbe-Elster district

The manor house was initially built in 1740 as a baroque building, rebuilt in the classicist style around 1800 and completely remodelled in the neo-baroque style at the beginning of the 20th century. The last owner was Bernhard Jäger, a farmer. After the land reform, the building was used as a hospital and later as a nursing home until 1996. The two-storey building, with a partial cellar, has a rectangular ground plan, a hipped roof and a partially converted attic. To the east of the manor house is a one-storey extension. The original room layout is still recognisable, an open stair hall with gallery has been preserved inside.

To the west of the manor house is an associated farm building, the former manor park opens up in a northerly direction. The total size of the property, including areas still to be surveyed, is approx. 5,000 m².

Basic data of the auction offer

  • Living space: approx. 800 m²
  • Useful area: approx. 237 m²
  • Property: approx. 5. 207 m²
  • Currently not connected to public electricity and water supply
  • Simple equipment
  • Electrical and plumbing outdated
  • Damp damage: True dry rot was detected in at least two places
  • In need of extensive renovation
  • Single monument of the state of Brandenburg
  • The previous use concept provides for a service in the area of assisted living
.

Scarcely any interest for the manor house

The starting bid was EUR 49,800, but after only a few minutes it went to a bidder who offered EUR 60,000.

Incidentally, at the June auction of the Karhausen auction house, two abandoned railway station buildings in Saxony were also auctioned for less than 30,000 euros each.

The result of this auction shows: Attending a real estate auction can still be worthwhile as an alternative to conventional property searches, even for consumers and bargain hunters with private needs, even though in recent years it has been predominantly professional dealers and real estate companies who have been acting as bidders. In most cases, a surprise egg always remains in the end, but that is exactly what makes the adventure bargain property.
