Manor House Böken, Vorpommern-Greifswald District, Mecklenburg-Western Pomerania. 

 

Located 15 kilometers south of Greifswald, this small village of Böken, now a part of the Görmin community, lies adjacent to the university and Hanseatic city. The nearby town of Loitz is approximately 10 kilometers away, with the Peene River flowing about 5 kilometers distant.

 

Böken has been a farming village for centuries and was long part of the Buggenhagen estate in Nehringen. It wasn't until after the depopulation of Pomerania due to the Thirty Years' War that an agricultural structure gradually emerged here. The conversion into an estate was nearly completed by 1762, although it never expanded significantly beyond 400 hectares.

In the early 19th century, Böken came into possession of the farmer Dudy from the neighboring Pansow. However, the descendants of this family were expropriated in 1945.

 

Following the war, the house was initially inhabited by over 40 refugee families. Over the decades, the use of the house changed, as with many former manor houses. It hosted various facilities of socialist agriculture, resulting in alterations and neglected maintenance. Fortunately, in the early 90s, a buyer was found who began the restoration.

 

The manor house, likely constructed at the end of the 19th century, is a single-story plastered building with 11 axes and a 3-axis central projection that structures the facade, providing generous space on the upper floor due to its high hipped roof.

 

During the renovation starting in 1995, spanning over 15 years, 21 rooms, 5 bathrooms, and 7 toilets were established over a living space of over 1,000 square meters. The space spans 3 floors, including the expanded attic in 2009. The house has 2 entrances, and a portion can be used as a separate apartment. In 2013, all windows were equipped with triple glazing and thermoglass.

 

The oil heating is located in the partial basement and could potentially be converted to gas, although an energy certificate is not required due to the house's heritage status.

 

Situated away from the town center and secluded from view, the park-like property spans approximately 2 hectares surrounded by beautiful old trees. Two wells are available for irrigation with utility water. Additionally, the property includes two garages and two large carports with a solar system.

 

An approximately 2,500 square meter section will soon acquire the status of building land.

 

The owners have not only used the house for private residence but also as a company headquarters, allowing for versatile use even today.
