Set among the rolling hills of Sinalunga in the province of Siena, Villa Dina is surrounded by wheat fields and olive groves - an archetypal Tuscan estate built in the 18th century as part of the agrarian reforms under Grand Duke Pietro Leopoldo. Originally composed of four rural buildings, three remain today: the main villa, a former stable with tobacco loft, and a bakehouse.
Architecture
The villa spans three floors and approximately 560 sqm of interior space, combining the charm of a Tuscan farmhouse with the presence of a manor. Typical of so-called "Leopoldina" estates are the square floor plan, brick facade, twin external staircases and a rooftop tower that once served as a dovecote.
The raised ground floor features a central reception hall with exposed chestnut beams, leading to five mezzanine guest suites ranging from 25 to 38 sqm. Each suite includes a stone bathroom and sleeping loft with countryside views. One additional suite (28 sqm) is located under the roof structure of the former dovecote.
All guest units are equipped with air conditioning, underfloor heating, custom cabinetry and modern home technology. Interiors combine natural materials - linen fabrics, oak wood, and brass elements - with contemporary comfort. High-speed fiber-optic internet is available.
On the ground floor, a well-known and award-winning restaurant currently operates independently (purchase terms negotiable). Part of the historic wine cellar is included in the sale, while an additional section may be acquired separately.
Outbuildings
- Former Stable and Tobacco Loft (approx. 300 sqm): Offers potential for conversion into four holiday apartments or up to seven additional guest rooms.
- Bakehouse (approx. 80 sqm): Retains a historic wood oven and could be adapted into a spa, art studio or cooking school.
Land and Outdoor Features
The estate covers approx. 3.4 hectares (8.4 acres), including a formal Italian garden of about 3,300 sqm with hedges, roses and mature cedars. Stone steps lead down to a 14 × 6 m travertine infinity pool with sun terrace and pool house.
One hectare is planted with approx. 110 certified organic olive trees, producing up to 250 liters of oil annually. The soil is suitable for planting up to 8,000 vines - ideal for Sangiovese or Cabernet Franc - with the potential to produce around 5,000 bottles of wine per year.
Private parking and two gated access points ensure convenient logistics for both owners and guests.
