Cozy Umbrian farmhouse on Lake Trasimeno

Located at the edge of a quiet hamlet sits Casa della Mulattiera. Casa della Mulattiera is a three-level farmhouse with a total of 90 sqm with 3 bedrooms and 2 bathrooms.

On the semi-underground level, there is one bedroom and a full bathroom. Throughout this level, there are barrel-vaulted ceilings. With separate access, there is a cantina/technical room.

Walking up a stone pathway leads to the main floor. When entering on the ground floor, you arrive at the kitchen. The kitchen still has the original functional stone sink and a wood stove fireplace. The wood stove burner is used to heat this entire level. Throughout this level, there is reclaimed terracotta flooring and barrel-vaulted ceilings. This floor also has a bedroom and a bathroom with a shower.

On the top floor, there is a living room and bedroom. In the living room, there is another wood stove fireplace to heat up this level. Many original features remain throughout, making it a very rustic Umbrian home.

Following the stone pathway past the house, you arrive at a stone stairway that leads to a gated garden. The garden is a three-level terrace. There is a spectacular view of the whole valley from the garden. In the garden, there is a grapevine pergola where one could have a meal, aperitivo, or relax and look at the green Umbrian hills. On the land, there are about 50 ancient olive trees.

The garden also has no onlooking neighbors, which makes one feel very secluded even though located in a hamlet. It is just a 15-minute drive to Lake Trasimeno.
