Palace with historic park: development potential for hotel, clinic, or residential project

A late 19th-century palace with approximately 12,900 sq ft of usable space, set within a protected historic park featuring mature trees (about 17 acres), plus a new industrial-style building (approx. 26,900 sq ft) currently under renovation. The estate is registered as a historic monument in the Masovian Voivodeship and is located in a quiet area southwest of Warsaw. Suggested uses include a hotel, residential apartment complex, clinic, or rehabilitation center.

Property

The property consists of three separate land parcels totaling about 38.5 acres:

  • Manor and park with three ponds (approx. 17 acres under monument protection)
  • Development land for new construction (approx. 10.2 acres)
  • Two meadow plots across the street (approx. 11 acres)

Manor

The plastered brick building is one-story with a finished attic and partial basement. The symmetrical eleven-bay facade features a central two-story risalit with a triangular pediment. A four-column Tuscan portico with an iron railing supports the balcony above. The facade is accented by two slightly projecting side risalits with rusticated corners. On the right side façade is a single-story annex. A left wing was added in 1962–63 and remodeled after 2011. Further restorations were carried out in 1968 (fencing) and 1986 (facade).

The concert hall of about 1,460 sq ft is equipped with a permanent audio system.

Park

The historic park covers roughly 17 acres, including about 1.2 acres of water area with two ponds renovated in 1970. After a comprehensive restoration, the estate was reopened in 2018. The building offers approximately 12,400 sq ft of gross floor area and includes ten luxuriously designed rooms each with private bathrooms, including three two-room suites. Amenities also include a library, impressive entrance hall, large salon, conference room with original wood paneling, dining room, professionally equipped kitchen, as well as various utility and service rooms.

New Industrial-Style Building

About 650 ft from the palace stands a modern two-story building with a basement and approximately 26,850 sq ft of space, currently in the finishing phase. Constructed using historic bricks and other stylistic architectural elements, it blends harmoniously with the historic ensemble despite its modern function. It offers 38 rooms and apartments with private bathrooms - including accessible units - as well as several multifunctional rooms. Planned expansions include a spa area with an outdoor pool, a riding hall, and a kitchen garden. The building is situated in a quiet location with views over the park, meadows, and forests without nearby neighbors.
