Stately estate in Lerchi, Città di Castello, Umbria

Stately three-story farmhouse between Umbria and Tuscany from the 13th century.

On the property there are a total of eight bedrooms with seven bathrooms and three large terraces on different sides and an arched loggia that extends over the entire building. The property includes over 2.8 hectares of land with vineyards, woods, orchards and vegetable gardens, a swimming pool with views of the Apennines and outbuildings for storing equipment.

A gravel path leads through the vineyard to the property and a lawn with walled swimming pool. The main stone building dates back to the 13th century and has been carefully restored. At the front of the property is a terracotta terrace that runs the length of the property and leads to the seven interconnecting rooms on the first floor. The first floor rooms have great features such as vaulted ceilings, high wood beam ceilings and medieval stone floors!

The living-dining area is warmed by a sandstone fireplace. There are two bathrooms and a utility room on the first floor. In the center of the property, an iron-bracketed staircase leads to all floors and also to the house's canteen. On the second floor there is a luxurious covered terrace with original arches, which provides access to the front and back of the property. This "loggia" can also be accessed from the property via a gate access.

The rear living area consists of an open kitchen and corner fireplace with terracotta tiles. From here, two sets of French doors lead to a stone terrace where a middle room serves as a study and living area and is adjacent to a bathroom and large bedroom. Another small entrance leads to another bedroom in the tobacco tower, a second bathroom and a living area on the mezzanine.

On the opposite side of the estate, a small hallway leads to another dining area with a fitted kitchen and a large open fireplace. Two double bedrooms share a family bathroom, and a third double bedroom has its own bathroom.

The main staircase provides access to a number of rooms on the second floor of the property, including a studio area, a bedroom with en-suite bathroom and a mezzanine living area with a terrace (4 x 4 meters). Two other areas offer four very large rooms and a northwest facing terrace (6 x 4 meters).

The entire property extends over 2.8 hectares and, in addition to the vineyard and woods, includes a small apple orchard and a large outbuilding for the storage of vehicles and equipment. In the gardens there is a workshop and a large vegetable patch, as well as numerous fig and walnut trees.
